Fair Lending Notice It is illegal
to discriminate in the provision of
or in the availability of financial
assistance because of the consideration
of: Trends, characteristics, or conditions
in the neighborhood or geographic
area surrounding a housing accommodation,
unless the financial institution can
demonstrate in the particular case
that such consideration is required
to avoid an unsafe and unsound business
practice

status, national origin, or ancestry
It
is illegal to consider the racial,
ethnic, religious, or national origin
composition of a neighborhood or geographic
area surrounding a housing accommodation,
or whether or not such composition

loan applications utilizing a sophisticated
automated underwriting system that
relies upon artificial intelligence
to approve its mortgage loan applications.
More
specifically, WJ Capital Corporation
presently uses an automated underwriting
system. The automated underwriting
system analyzes a mortgage loan application¹s
particular risk characteristics relating
to credit reputation, collateral,
and repayment capacity and then quantifies
that application¹s risk. The
system then issues a loan decision
for each application analyzed based
on the past performance of loans with
a similar combination of risk characteristics
noted above.
In
cases where automated underwriting
is unable to approve an application,
the application is traditionally underwritten
by a human underwriter who manually
assesses an application¹s credit
reputation, collateral, and repayment
capacity using traditional Fannie
Mae and Freddie Mac underwriting criteria
as a guide.
You

and to file a written application
for a mortgage loan or home improvement
loan and to receive a written response
